Gross Area vs Net Area

Hong Kong offices are commonly quoted on gross floor area, which includes the unit itself plus an apportioned share of common areas such as lobbies, corridors, lift shafts and plant rooms. Net (or usable) area, by contrast, is closer to the space you can actually fit desks in and use. The gap between the two is a cost blind spot tenants easily overlook: for the same gross footage, the real usable space can vary considerably.

The Efficiency Ratio

The efficiency ratio generally refers to net area as a proportion of gross area, and is a key measure of space value. A higher ratio means a larger share of usable space, so the rent is more "put to work". Several factors influence it:

  • Building design and the share taken by the core (lifts, staircases)
  • Building age and planning efficiency
  • Whether the unit is regular in shape, or has awkward angles or columns

Generally, newer or well-planned Grade A offices tend to offer higher efficiency, while older properties may have relatively lower ratios.

Measurement Differences in Hong Kong

Note that commercial property area has no single unified standard in Hong Kong—different landlords or agents may use different measures, and the same unit expressed as "gross" or "net" can produce entirely different figures. As a result, comparing on rent per square foot alone is unreliable. Always confirm which area basis a quote uses and whether it includes apportioned common parts.

How to Compare True Usable Space

To compare units objectively, consider the following:

  • Use net area, or usable space per seat, as a consistent basis for comparison
  • Obtain floor plans and note how columns, angles and irregular shapes affect layout
  • Inspect in person, measure on site and picture the actual desk arrangement
  • Weigh rent per square foot together with efficiency to find the true cost per usable foot

Rather than fixating on headline gross rent, focus on the space your staff can actually use. For the same budget, a unit with a higher efficiency ratio often offers better value and better fits a company's long-term needs.
